Project Daedalus

The Solent Enterprise Zone. Redevelopment & Infrastructure.

In 2013 Mi Concepts was enlisted to provide expertise and services for one of the largest development schemes in the South. The ‘Solent Enterprise Zone’ at Daedalus is a hugely exciting project forged to capitalize on the burgeoning potential of the Solent. The area already profits from a visitor economy worth over £3 billion a year and supports around 8,000 jobs.

Prior to Mi Concept’s involvement, alongside other prestigious partners, the site had struggled with a difficult history and seen little progress over a ten-year period. Daedalus now provides an area of over 1 million square feet of new and refurbished space, and 200 new homes. It seeks to bolster the cutting edge marine and aviation industries already synonymous with the area by accommodating an additional 3,700 jobs. The Solent Enterprise Zone now houses Fareham College’s CEMAST training centre, as well as a brand new Oxford Innovation Centre. Working on such an amazing project inspired our ideas about Real Innovation.

The 230acre site comprised multi-use planning consents and two local authority boundaries, leading to complex tenancies and conflicting requirements. It is now well organized with an efficient internal infrastructure, which is able to support continued growth and development. Moreover it has a sustainable business model going forward. The airfield, which was previously not financially viable, has been sold back to Fareham council. This is testament to the restorative and foreseeably maintainable effects of the development.
